HARBOR POINT- PROPERTIES FOR SALE- PROCEDURE
1. BOD will place "for sale" sign on the property the day it becomes available to sell. The for-sale sign will have the POA office phone number to call (936) 594-7853 with any questions. The property will remain for sale until sold with a 30-day offer period. The 30-day period starts on the date the for-sale sign is posted on the property or from the date the first offer is received (if after 30-days from the sign posted for sale).
2. Interested parties may submit an offer letter to the POA office (offer must be in writing and mailed to HPPOA 122 Trinity Dr., Trinity, Tx 75862 OR emailed to office@harborpointpoa.net)
3. If the submitted offer meets the asking price (determined by the POA as the cost of past due POA fees, legal fees and property taxes) and there are no other offers submitted at that time, the BOD will accept that offer immediately thus waiving the 30-day offer period. If multiple offers are submitted, the 30-day offer period will remain in effect to give everyone equal opportunity to submit a higher offer if they choose to do so.
4. If the submitted offer is below the asking price, the 30-day offer period will remain in effect. BOD will accept the highest offer at the end of the 30-day off period
5. All offers will receive a notification upon receipt of offer, if a higher offer has been submitted with an opportunity to submit another offer and an acceptance notification with next steps.
6. If you are a current HP Property Owner, your POA fees must be current with no outstanding fines/penalties.
7. BOD will review all offers (letters will be anonymous to the BOD) received during the 30-day period and the BOD will determine the highest offer.
8. Office staff will prepare the acceptance letter and warranty deed for the prospective buyer. Buyer will be responsible for filing the Deed with the County and that fee.
9. There is no transfer fee ($150.00)on lots purchased from Harbor Point.
